The apartment rental application process for Thompson Rivers University international students is easy, and the same as it is for a local McGill Ridge rental applicant. Start by completing the Request Apartment Availability form on this page several months in advance of beginning classes at TRU. If an apartment is available on your preferred move-in date, we’ll send you a link to our online apartment rental application form. If an apartment is not available at that time, we’ll tell you what is available near the time requested. After completing the form, we’ll let you know whether you meet our tenancy requirements.
In most cases, we’ll let you know a few business days after you submit the availability request form on this page. From our apartments, you can walk to neighbourhood eateries and shopping, or, hop on your bike or take your car on a short trip to one of several malls, entertainment or outdoor activities nearby. Because McGill Road (the street on which we are located) connects to other main streets – including the Trans-Canada Highway – you can drive to most parts of Kamloops (or escape the city to outdoor recreation) in minutes.

Yes, we may ask for a credit report for a person renewing a tenancy agreement or entering into a new tenancy agreement. With your written consent, we may request credit and financial information to confirm your ability to pay rent. If a person does not consent, we may choose not to enter into a tenancy agreement. This practice is common when renting an apartment in Kamloops and throughout Canada.

Yes, a security deposit is required to secure your apartment. The amount of the security deposit is half of one (1) month’s rent in accordance with the Residential Tenancy Act of British Columbia.
Rent is due on or before the 1st day of each month. Rent is paid by pre-authorized payment (PAD) automatically paid to us from your bank on the 1st of each month. Any insufficient payment is subject to a $25.00 NSF fee.
A condition inspection report is a form which is to be completed at the start and end of the tenancy. This form is completed by the landlord and tenant and itemizes the condition of the apartment prior to the tenant moving in. The landlord and tenant sign the report, and each keep a copy. At the end of the term a similar report is completed.
At McGill Ridge, we realise that sometimes rent payments may be delayed due to unforeseen circumstances. However, we are unable to extend the time for your rent payment. If you’ll have difficulty paying rent or are in arrears, you should contact the Property Manager to discuss the situation.
If rent is not paid within 24 hours of the due date, the landlord will issue a 10-day notice to end the tenancy. The tenant will then have 5 days in which to pay the rent in full or dispute the notice. If the rent is paid in full, the notice is cancelled, and the tenancy continues as normal.
At McGill Ridge we make all efforts to ensure apartment rental fees are fair based on the Kamloops, BC market. All tenancy agreements with our tenants are an initial one-year fixed term – during which time the rent is fixed as per the Residential Tenancy Agreement. After the first year, the landlord may review the market, rental prices, and economic factors and elect to increase the rent using a legislated prescribed formula as per the Residential Tenancy Act. At that time, you may choose to remain as a tenant at the new rate.
