I’m a Thompson Rivers University international student. Is the application process complicated for international students?

The apartment rental application process for Thompson Rivers University international students is easy, and the same as it is for a local McGill Ridge rental applicant. Start by completing the Request Apartment Availability form above several months in advance of beginning classes at TRU. If an apartment is available on your preferred move-in date, we’ll send you a link to our online apartment rental application form. If an apartment is not available at that time, we’ll tell you what is available near the time requested. After completing the form, we’ll let you know whether you meet our tenancy requirements.

How long does it take you to let me know about apartment availability?

In most cases, we’ll let you know a few business days after you submit the availability request form on this page. Occasionally, depending on the time of year and the apartment type you request, it may take several days longer. Because apartments in Kamloops near TRU are in high demand (especially at the start of the school year or term) we receive many requests, which we answer in the order received, as quickly as possible.

If an apartment is available, how long does the rental application form take to complete and how long until it is approved?

Provided you have the required information at hand, you can complete our Kamloops apartment rental application in about 15 minutes. We understand that it may take some time to locate information required for the rental application – this is especially true for Thompson Rivers University international students. If you don’t have all of the documents, you can complete the online application in stages. You can save the form, then log into our online application portal, and continue where you left off. We’ll send a link to the application form if a requested apartment is available. We’ll notify you within approximately 5 business days of your application if you have been approved to rent at McGill Ridge. Any incomplete applications may not be processed or may take longer.

Are your apartments near Thompson Rivers University and is it easy to get around Kamloops?

Our apartments are in Kamloops, BC on McGill Road, directly across from TRU between Dalhousie Drive and University Drive. Both TRU and McGill Ridge are minutes to everything you need for convenient living. From our apartments, you can walk to neighbourhood eateries and shopping, or, hop on your bike or take your car on a short trip to one of several malls, entertainment or outdoor activities nearby. Because McGill Road (the street on which we are located) connects to other main streets – including the Trans-Canada Highway – you can drive to most parts of Kamloops (or escape the city to outdoor recreation) in minutes.

Do I have to provide credit information as part of my application and will I need to pay a security deposit?

Yes, we may ask for a credit report for a person renewing a tenancy agreement or entering into a new tenancy agreement. With your written consent, we may request credit and financial information to confirm your ability to pay rent. If a person does not consent, we may choose not to enter into a tenancy agreement. This practice is common when renting an apartment in Kamloops and throughout Canada. A security deposit is required to secure your apartment. The amount of the security deposit is half of one (1) month’s rent in accordance with the Residential Tenancy Act of British Columbia.

How long is the term of the tenancy agreement?

Tenancy agreements at McGill Ridge are for an initial fixed one-year term.

How do I pay my rent?

Rent is due on or before the 1st day of each month. Rent is paid by pre-authorized payment (PAD) automatically paid to us from your bank on the 1st of each month. Any insufficient payment is subject to a $25.00 NSF fee.

What is the “Move-in Condition Report”?

A condition inspection report is a form which is to be completed at the start and end of the tenancy. This form is completed by the landlord and tenant and itemizes the condition of the apartment prior to the tenant moving in. The landlord and tenant sign the report, and each keep a copy. At the end of the term a similar report is completed.

What if I’m late paying my rent?

At McGill Ridge, we realise that sometimes rent payments may be delayed due to unforeseen circumstances. However, we are unable to extend the time for your rent payment. If you’ll have difficulty paying rent or are in arrears, you should contact the Property Manager to discuss the situation.

If rent is not paid within 24 hours of the due date, the landlord will issue a 10-day notice to end the tenancy. The tenant will then have 5 days in which to pay the rent in full or dispute the notice. If the rent is paid in full, the notice is cancelled, and the tenancy continues as normal.

Is the landlord allowed to increase my rent?

At McGill Ridge we make all efforts to ensure apartment rental fees are fair based on the Kamloops, BC market. All tenancy agreements with our tenants are an initial one-year fixed term – during which time the rent is fixed as per the Residential Tenancy Agreement. After the first year, the landlord may review the market, rental prices, and economic factors and elect to increase the rent using a legislated prescribed formula as per the Residential Tenancy Act. At that time, you may choose to remain as a tenant at the new rate.

Do you allow pets?

As much as we love pets, we don’t allow them at McGill Ridge.
