20 Aug A Kamloops Apartment Rental vs. Townhouse Rental: Which One is Right for You?
If you’re weighing the benefits of a Kamloops apartment rental with a townhouse rental, there’s a lot to consider. Amenities, privacy and price are probably the most important factors.
When is a Townhouse Rental the Best Choice?
If you’re a young family with children, a townhouse rental provides more space and a layout that feels more like a house than an apartment. Many townhomes have two entrances, two or more levels, may have small yards and/or patios, and covered parking. Because they often have self-contained dining areas, they are ideal for entertaining family and friends.
You’ll definitely use and appreciate the outdoor space if you have kids or pets. Speaking of pets, a townhouse complex is more likely to allow pets than an apartment building.
When is an Apartment Rental the Best Choice?
An apartment rental is probably the right choice if you want convenience, security, low-maintenance living, lower rental pricing, less noise and more privacy.
Apartments are perfect for students, singles, and couples without kids.
Though apartment rent is much lower than a townhome, it includes the same services you’d get in a townhome: gardening, snow removal, and suite maintenance. In a townhome you are dependent on the townhome’s owner when there are maintenance issues and they may not always respond quickly. In apartment rentals, repairs and maintenance are the responsibility of the landlord. Because professional property managers usually run apartment buildings, repairs are often carried out in a timely manner.
Some apartments have shared spaces like outdoor picnic areas and a barbecue, a fitness room and bike locker. If you require less space, a home that is easier to organize and keep clean, and you can live in a studio, 1 or 2 bedroom suite, an apartment rental may be a better choice than a townhouse.
There are typically far more rental apartments in Kamloops than townhome rentals because apartments are built for high density and to meet rental market demand.
Townhouse vs Apartment Privacy
While townhouses are great for families and offer some privacy, they can feel like a small community where everyone knows your business. You’ll see people regularly in shared outdoor spaces, which can be nice if you enjoy being social, but less appealing if you prefer to keep to yourself. Townhouses are often occupied by families with young children, so the grounds can be much noisier than a rental apartment building, especially in the afternoons and on weekends.
Apartments usually offer more privacy and you may only run into neighbours in the elevator. Depending on the mix of tenants and how the property manager enforces building rules, apartment dwelling is usually quieter than townhouse living.
Townhouse vs Apartment Rental Pricing
A typical three-bedroom townhouse in Kamloops will rent for between $3,000 and $3,500 per month. Apartment rentals, especially in purpose-built rental buildings, can be much more affordable. In a newer building, a studio may rent for about $1,600 while a 2-bedroom may rent for about $2,500. While you may find some at lower prices, as with anything, you get what you pay for!
